1. Amortization:<\/strong> A reimbursement plan on a mortgage\/home loan<\/p>\n

<\/h4>\n

2. Appraiser:<\/strong> A certified appraiser who provides the \u201con paper\u201d approximate value of a property.<\/p>\n

<\/h4>\n

3. APR:<\/strong> \u201cAnnual Percentage Rate.\u201d Along with providing the most accurate cost of the mortgage loan, it also shows all closing costs.<\/p>\n

<\/h4>\n

4. ARM:<\/strong> \u201cAdjustable Rate Mortgage.\u201d Depending on the common rates in the general economy, the financing cost varies in this mortgage.<\/p>\n

<\/h4>\n

5. Assessment:<\/strong> A region\u2019s supposition of the property\u2019s estimation. This impacts your property rate.<\/p>\n

<\/h4>\n

6. Balloon payment:<\/strong> The act of settling an entire mortgage balance in a lump sum.<\/p>\n

<\/h4>\n

7. BPO:<\/strong> \u201cBroker Price Opinion.\u201d Fair market value of a property given in writing by a licensed or certified real estate broker. Please don\u2019t confuse this with appraisal; they are not the same.<\/p>\n

<\/h4>\n

8. Capital gain:<\/strong> The profit earned by the buyer upon selling a property at a higher price. For two or more years after selling their property, the owners are exempted from paying the capital gain tax, if they are residing at their primary property.<\/p>\n

<\/h4>\n

9. Cash-out refinances: <\/strong>A loan taken for a fixed term against a home\u2019s equity.<\/p>\n

<\/h4>\n

10. Closing costs: <\/strong>The total of the subordinate costs associated with getting a home loan and purchasing a home. Insurance, loan origination fees, title search fees and many such costs fall under this category.<\/p>\n

<\/h4>\n

11. Contingency: <\/strong>An offer \u201ccontingent upon\u201d some condition, normally made at the time of a buyer\u2019s proposal to purchase a property. Examples include a good home inspection or financing.<\/p>\n

<\/h4>\n

12. Depreciation:<\/strong> The maturing, rotting and wearing out of different parts of a home, irrespective of the estimation of the fundamental land value.<\/p>\n

<\/h4>\n

13. FHA: <\/strong>The U.S. Federal Housing Administration. FHA guarantees advances on which first-time home buyers settle. These advances are called FHA advances.<\/p>\n

14. Fixed-rate: <\/strong>For a loan\u2019s duration, a fixed-rate mortgage remains at the same rate of interest, irrespective of the performance of the economy.<\/p>\n

15. GC: <\/strong>\u201cGeneral Contractor.\u201d This is the designation of a person who puts together a significant remodel and arranges all the claims to subcontractors.<\/p>\n

16. Highest and best: <\/strong>The best offer made to the seller at the time of bidding, within a specific cut-off time. It is also called the \u201cbest and final\u201d offer among the numerous offers a seller receives. It helps sellers to choose.<\/p>\n

<\/h4>\n

17. Inspection:<\/strong> A check or investigation performed by an ASHI (American Society of Home Inspectors) or similar organization\u2019s certified inspector on a home, before the house is purchased. The process generally takes 3-4 hours.<\/p>\n

<\/h4>\n

18. LTV: <\/strong>\u201cLoan to Value.\u201d The ratio of the sum of a loan comparative with the general estimation of a property.<\/p>\n

<\/h4>\n

19. RE:<\/strong> \u201cReal Estate\u201d (e.g., \u201cRE land\u201d). This acronym is used by many experts in the industry.<\/p>\n

<\/h4>\n

20. Real estate agent: <\/strong>A person whose profession is to sell and rent out properties and land for clients. A REALTOR\u00ae<\/sup><\/a> is a real estate agent who is a member of the National Association of Real Estate<\/a> Boards or one of its constituent boards, abiding by its Code of Ethics.<\/p>\n
